We are moving out of California for 2 years, we want to rent our house there. What do we need to rent?

What are the renters responsible for? What is our responsability? Insurance? Do they have to pay the renters insurance? How do we protect ourselves. We already have it rented for a year with my husbands company, but I want to do everything legal. What are the laws in California?


You don't have to pay renters insurance, unless you want it, the landlord will not pay this for you. Most states are about the same when it comes to renting what you are responsible for the differences in the law State to State are usually just about how the eviction process goes.

check with your consumer affairs dept. etc. for scams, or necessary things that need to be done. check too with your city about any licenses you need. I personally would get an appropriate lawyer to draw up a contract you can use. It might be worth the expense for problems that might come up, like missing furnishings, skipping out, damages, liability if they allow someone in the home who gets hurt & sues. A lawyer who deals with that area could answer those questions

Get your own insurance as well have them purchase renters insurance not only to protect themselves but just in case the cause some kind of damage like a fire ect.

You can go through a company that handles finding the tenants, background checking the tenants, turn-key (getting them physically in the house), the lease, problems that come up, collecting the monthly payment. All you do is receive the payments!

California rental cost is very high in most area, renters should gave your like a contract, tell list of thing that is cover and not cover from the rental fee, some rental cover trash, water, eletriity, but some wanted you paid that in your own, all depend.
