I want to get renters insurance in California, any good affordable ones available? I noticed nationwide and statefarm are not available here. I am using Geico for car insurance. TIA!

Has Anyone taken The California insurance sales license test?

I am studying for the California Insurance sales license test, online. Life agent combo for life/accident insurance. Has anyone taken the on-site test? Do you know what score I will need to pass, and how is the test? Did you need to study very much to be able to pass? It is multiple choice but So many questions seem similar, it it challenging to keep them all straight....I would love to hear anyone's experience with this test. Thanks!

Insurance california?

I'm an international student who goes to college in Iowa.

I have a college insurance and I guess it convers most of meetings with doctors.

Now, I'm taking 3 months-summer session at University of California. I think I 've heard some stuff that I need to have "Californian" insurance to stay here. What is this? Is it wrong?

Plus, my wisdom teeth is coming out recently. It starts to hurt. Does insurance in America covers dental work?


You should check your student plan.. have your adviser go over it with you. Usually the insurance is paid for annually. if you go "off campus" for additional studies the coverage should follow you. BUT the student policies are very different depending on what company is writing the coverage.

Dental coverage is not usually covered unless you had that added and pay additional for that policy, it's a separate coverage.

If you're going to be in California, check with a company called SmileSavers. They have a monthly premium, the coverage goes into effect immediately (it did when I had it) and the coverage was pretty good. make sure you check to see if the coverage will still be good when you go to Iowa.

Homeowner won't replace roof?

I'm a Southern California renter that has been renting this home for over 10 years. I've been denied renters insurance because the home has a wood shake roof that is in disrepair. I've asked property managers to replace with no results.

Besides moving out to a safer home, what actions can I take against the owner/property manager to get this roof replaced? I've already made a buyers offer on the house however owner won't discuss it.

The first thing you want to do is send a certified letter to the landlord requesting an inspection of the roof. Let them know in the letter you are concerned about the safety of the house if this is not taken care of. By law the landlord is required to upkeep the home. If you have lived there for 10 years and the roof was not redone within 10 years before that, it probably does need to be reroofed. If the landlord does not respond to you within 21 days, resend a letter same way saying you are going to get estimates to have the roof redone and then send them certified again. Keep paying your rent on time. If you miss your rent then you lose your leg to stand on if this goes to court. If they have not started the repairs within a legal amount of time then you can have someone do it and take the amount off of your rent.

You might also get farther if you talk to your landlord and let them know that if the roof is not replaced they are setting themselves up for other problems with leaks and mold and so many other things.

Get a lawyer and start withholding your rent. This doesn't mean you can spend that money because you'll have to pay it eventually, but you can put it in escrow. You must notify your landlord that the repairs need to be made. Once a week for one month mail them a certified letter citing your complaint. Take pictures of the roof for documentation should this matter go to court. In your final letter to your landlord let them know that it's the final letter and that you will begin withholding the rent money in escrow until the repairs are made. Check out the link below.

Pay yourself and deduct your monthly payment from you rent. Make sure you keep all receipts and take pictures of the damage.

Talk to your landlord about you making some improvements to the property to help him out. By law, you should be able to deduct these expenses from your rent payments. But you may want to check your local and state laws.

Also, you could call in to the county to have an inspection of the property done if the roof is really in that bad of shape. Which could be enough to force the landlord to fix it (otherwise he'd have to let the units become condemned due to unsafe conditions). And if he was forced to fix it, and chose the same stuff, then you could pitch in the extra needed to get the insurable stuff (which could then be taken out of your rent).

Move OUT. I see no reason the owner should spend 10 or 15 thousand dollars on a roof simply so you can insure a TV and computer. Roof being in "disrepair" is your opinion and not up to you to decide what or when the owner has to do.

If you continue to rent, you should document your dealings with the property owner and contact a lawyer in your areas to discuss your rights, as well as the owners responsibilities.

Another option is notify your code enforcement office, or whatever agency addresses zoning issues in your area, and tell them that this is a dangerous building and have them go after the property owner.

If you plan on buying the house, you can use the condition of the roof as reason to get a lower price. If you buy the home the roof will be an issue when the inspection is done. At that point you can have th owner repair it, drop the price or walk away from the deal. Good luck with your decision.

Is there a way to get my chow/lab mix dog certified that she is not a threatening animal to anyone?

I know for insurance purposes, most renters in California won't allow people with chow-chows or chow mixes to move in...but is there any way to work around that? Perhaps if I got my own insurance liability policy for her? Or are there any organizations that can do some sort of behavior testing to certify she is 100% tame? My dog was a stray, and looks like a possible chow/lab mix. She has never had any trouble with strangers, she never bites or growls. She is actually the most peacful, happy dog I've ever owned. I need a place to live with her but no one will take us! Please help with your advice.

I run into the same problem a lot of times because my girl is an Anatolian Shepherd/Great Pyrenees mix plus she is almost 28" and 100lbs. I've had people look at her and back up, women grab their purses like she will mug them and parents grab their kids and walk the other way, it's insane. So far, I've had my girl CGC tested and certified as a therapy dog with Therapy Dog, Inc. (I want to try Delta, but am having a hard time getting them to call me back). Anyways, something else you might want to look into that I am waiting for a test in my area on, is the American Temperment Test Society (link posted below). My recommendation is to get as many "titles" on your girl as you can. That is what I am doing mainly to make it easier for her to be accepted and because after awhile it's fun.

2 things that you can do that may help is have it go through the CGC testing offered by the AKC. CGC stands for Canine Good Citizen. You can also have it certified as a therapy dog. The testing is a bit harder, but once you have that, there will never be a question.

The insurance purpose is that most insurance companies won't write an insurance policy if you own a chow, doberman, pitt, Rott or even a Saint Bernard. Statistics show these dogs often have aggressive tendencies.

Not any that I am aware of. You may find it hard because most lab/chow mixes are extremely aggressive and their owners are usually in the dark about this kind of behavior. You should always be very careful with your dog around other people no matter how she has acted in the past with other people.

The new landlord (a big corporation) of my building has informed all residents that they are required to have Renter's Insurance covering not only fire and theft but also earthquake damage which is an additional large expense in So. In addition, they say that not only does the renter need to be on the policy but the corporation has to be "additionally insured" on the policy. I have lived in over 15 different apartments in my life and have never heard of a landlord demanding renter's insurance from its tenants. Is there any possible way this is legal?


The only way you will ever know for sure is to check the rent guidlines board in you muncipality, in your case Marina del Rey. If they are not online call the city hall or town hall. Don't take anyones advice but theirs. I have to say that it sounds a bit outrageous, but you never know. If it is not required, anything that the landlord writes in your lease about it may be null & void. Don't take the word of us amateurs, it is too important an issue.

Renter's insurance protects YOU and YOUR STUFF - not their building. By adding them as additional insured, theyr'e requirring that you are providing insurance for them.

The coverage for dog is probably legit, as they can be held liable - however, I still wouldn't have them on as additional insured.

I own properties in the Iowa and Nebraska and can only comment on regulations in these states. I am not allowed to require renters insurance, but I do encourage it. The reason that the property owner wants you to carry this is that in the case of fire/disaster that is related to your actions, it will be paid by your policy and not thiers. This means that we don't have to pay the normally high deductable. I generally carry a 10k deductable. I however can't force somebody to carry this coverage. Check with your local attorney generals office for state regualtions.

PLEASE DO carry the coverage though. It's only 15 dollars a month and might be less if you have car insurance, normally the multi-policy discount makes your premium appear as there was no increase.

Might be legal in CA. It wouldn't be in PA. Fire and earthquake insurance is the responsibility of the property owner. No way they can make a tenant pay for that. You are also not responsible for insuring the corporation. Call the city or county and ask them if this is allowed. Go online and look up the area you live and look up tenant/landlord law. Most rental companies provide liability up to the state minimum limit of liability. So, what ever the state minimum is in CA - that's the amount the "must" provide and usually do provide.

However, the rental contract frequently says that any liability coverage they provide is excess to your liability insurance. That means, they pay only after your liability policy has paid it's limit.

If you do not have comprehensive or collision coverage on your car - you will have to purchase a damage waiver from the rental company.

Chico, CA is pretty cheap :-) I was living in a 4 bedroom apartment for $925/ month, plus about $90/ month for PG&E (this was during the summer though), and internet was only about $50/ month. Trash was included in that... Not sure about the renters insurance, I joined a little late in the game to have to worry about that.

The central valley is a pretty big place and includes some moderately large cities and small farm communities. You may want to get more specific in your question.

Actually, it's quite legal for private landlords to recquire their tenants to have renter's insurance. Kinda goes hand-in-hand for when you sign off that your landlord isn't liable if anything you own gets ruined or stolen.

Not in any State is it required to have rental insurance on apartments.. Im in the biz. Trust me. Its nice in case something does happen ( knock on wood) but not necessary)

We have USAA and renters insurance covers the stuff in your rental unit. It also depends on what you want covered we have an extra policy for my jewlery and our computers and we also have coverage for flood and earth quake. For us who rent it is like having homeowners insurance. If the house i rent catches on fire to no fault of my own then my renters insurance cover my possesions in the house since i do not own the home. I know that geico has it most companies do just watch out about your coverage and make sure you have enough to cover the cost of basically buying everythign in your home if something were to happen we have coverage of $25,000 plus our 2 other policies and it runs us about $25 a month. They will ask you series of qusetions that will help determine your coverage needed.
